Viadomus ("we," "us," or "our") operates viadomus.io, a real estate market intelligence platform. This Privacy Policy explains how we collect, use, disclose, and protect information about you when you use our website and services (collectively, the "Service"). By using the Service, you agree to the collection and use of information in accordance with this policy.

2. Information We Collect

2.1 Information You Provide

  • Account registration information: email address and password
  • Google OAuth credentials if you choose to sign in with Google
  • Property addresses and financial inputs you enter into the deal analyser
  • Markets and notes you save to your portfolio
  • Communications you send to us

2.2 Information Collected Automatically

  • Log data: IP address, browser type, pages visited, time and date of visits
  • Usage data: features used, zip codes searched, reports generated, API calls made
  • Device information: operating system, browser version
  • Cookies and similar tracking technologies (see Section 7)

2.3 Information from Third Parties

We integrate data from public and licensed third-party sources to power our market reports, including the U.S. Census Bureau, Federal Reserve Economic Data (FRED), Zillow public datasets, Bureau of Labor Statistics, FBI Uniform Crime Reporting, Walk Score, and OpenStreetMap. This data pertains to geographic markets and properties, not to individual users.

3. How We Use Your Information

We use the information we collect to:

  • Create and manage your account
  • Provide, operate, and improve the Service
  • Process transactions and manage subscriptions via Stripe
  • Generate market reports and deal analyses based on your inputs
  • Track usage against your plan limits
  • Send transactional emails (account confirmation, billing receipts)
  • Respond to support inquiries
  • Monitor and analyze usage patterns to improve the Service
  • Detect, prevent, and address technical issues or fraudulent activity
  • Comply with legal obligations

We do not sell your personal information to third parties. We do not use your data to train machine learning models for external purposes.

4. How We Share Your Information

We may share your information with:

  • Supabase: our database and authentication provider, which stores your account data and usage records securely
  • Stripe: our payment processor, which handles subscription billing. Stripe's privacy policy governs their handling of payment data
  • Vercel: our hosting provider, which processes request logs
  • Anthropic: our AI provider, which processes prompts to generate market narratives and deal summaries. Inputs may include zip codes and property financial data but not personal identifiers
  • Law enforcement or legal process: when required by applicable law, regulation, or valid legal process
  • Business transfers: in connection with a merger, acquisition, or sale of assets, with appropriate confidentiality protections

5. Data Retention

We retain your account information for as long as your account is active. If you delete your account, we will delete or anonymize your personal data within 30 days, except where retention is required by law or for legitimate business purposes such as fraud prevention. Cached market data is retained independently of user accounts as it is not personally identifiable.

6. Data Security

We implement industry-standard technical and organizational measures to protect your information, including encrypted data transmission (TLS), hashed password storage, row-level security in our database, and access controls limiting who can access production systems. However, no method of transmission over the internet or electronic storage is 100% secure. We cannot guarantee absolute security.

7. Cookies

We use cookies and similar technologies to maintain your session, store your theme preference (light/dark mode), and analyze how the Service is used. We do not use third-party advertising cookies. You can control cookies through your browser settings, but disabling cookies may affect your ability to use certain features of the Service.

8. Your Rights and Choices

Depending on your location, you may have the following rights:

  • Access: request a copy of the personal data we hold about you
  • Correction: request correction of inaccurate data
  • Deletion: request deletion of your personal data
  • Portability: request your data in a machine-readable format
  • Opt-out of communications: unsubscribe from non-transactional emails at any time

9. California Privacy Rights (CCPA)

10. Children's Privacy

The Service is not directed to children under the age of 13. We do not knowingly collect personal information from children under 13. If we become aware that a child under 13 has provided us with personal information, we will delete it promptly.

We may update this Privacy Policy from time to time. We will notify you of material changes by posting the new policy on this page with an updated date and, where appropriate, by email. Your continued use of the Service after changes take effect constitutes your acceptance of the updated policy.
